Also, most leases require the tenant to 'indemnify' the landlord against certain losses. An indemnity is a contract by a person (for example, the tenant) to pay for losses which yet another person (the landlord) has sustained, although the tenant did not cause the damage. A common instance of this is where the tenant is required to indemnify the landlord in respect of water damage to such a thing in the premises, even when the water entered the premises because the landlord has not kept the premises watertight or because pipes have burst.

When you can, attempt to resolve any problems along with your lessor/property manager by coming to a settlement without resorting to court action. If you resolve your condition by agreement make sure you have any changes to your original tenancy agreement in writing. In yet another case, formal complaints to specialists brought to a court finding that a large debt enthusiast had employed in “systemic” and “widespread” misleading and deceptive conduct. This collector was collecting half a million obligations on account of banks, therefore the change in the collector’s conduct benefited many more people than our clients.
